    • How many years have you been selling real estate?  (Maybe they are new & inexperienced)
    • How long have you been with this company?  (Maybe they move around alot) 
    • What type of properties do you specialize in?  (Maybe you have a waterfront home & they specialize in first-time buyer homes or foreclosures) 
    • What is your average sale price?  (Maybe they don't sell homes in your price range)
    • How many listings do you have?  (Maybe they have too many listings to be able to offer the level of service you would prefer or maybe they have just a few listings indicating possible inexperience, the inability to be a good closer or a part-time agent)
    • How many potential buyers are you working with?  (Maybe they don't work with buyers or maybe they are working with too many buyers to be able to offer the level of service you would prefer)
    • Are you currently working with anyone who could give you a good reference?  (Most agents have testimonials from past clients, but present clients would be a better indicator of their current interactions with those clients)

What You Can Expect From Us:

Initial Consultation:  (Typically takes 1-2 hours)  We ask you to come to our office or another conducive location.  We also request that you have the following information:

    1. Your entire real estate portfolio:  Addresses/Lot Numbers, Surveys, Legal Descriptions and Permanent Parcel Numbers
    2. Balances owing on real estate holdings
    3. Names and phone numbers of your trusted advisors (i.e. financial advisor, mortgage consultant, accountant, attorney, etc...)
    4. Time frame in which to sell any one or all your current real estate holdings.
    5. Your future real estate acquisition goals, both short term and long.

Feel free to invite any or all of your trusted advisors to this initial consultation.  We welcome their insight and advice.

Initial "At Property" Consultation:  (Typically takes 1-3 hours depending on the number of real estate holdings in your portfolio)  Your trusted real estate advisor will tour your real estate holdings and evaluate the present condition and potential improvements necessary to carry out the disposition of the real estate holdings. 

"Fair Market Value" and "Plan of Action":  Upon conclusion of the "At Property" tour, your trusted real estate advisor will begin analyzing, evaluating and comparing your property with those recently listed and sold to arrive at a "Fair Market Value" for your real estate holdings utilizing current resources, facts, statistics, market trends and current market conditions.  Once a "Fair Market Value" has been determined, your trusted advisor will get to work on a "Plan of Action" for best performance and timely disposition of your holdings.

"Signing Party" and "Call to Action" Consultation:  (Typically takes 1-3 hours depending on the number of real estate holdings in your portfolio)  Upon determination of the "Fair Market Value" and the construction of the "Plan to Action", your trusted real estate advisor will schedule a consultation to discuss the results.  You and your trusted advisor will discuss any necessary modifications to the "Plan of Action" and initial listing price for the real estate holdings.  Once an agreement has been reached, the "Signing Party" will commence and a "Call to Action" will be initiated.

Definitions:

Fair Market Value - A value for a particular real estate holding that a ready, willing and able buyer will feel is a fair and equitable price.  This is not an appraisal.

Plan of Action - The exact steps the trusted real estate advisor will enact to market the property to the buying public.
  

Signing Party - The commencement of signing listing contracts and necessary listing documents.

Call to Action - The implimentation of the Plan of Action. 

"At Office" Consultation:  Periodic consultations will take place throughout the listing period.  We request at least one "At Office" visit sometime throughout the listing period.  This "At Office" consultation  will include an in depth look at the current market trends and current market conditions affecting the sale of your real estate holding.  We will look at your current competition and current sold statistics to determine if we need to reposition your property and/or adjust the "Plan of Action".

Purchase Agreement Consultations:  When an offer to purchase your property is presented to us, we will contact you immediately.  As your trusted real estate advisor, we will present  a thorough understanding of all aspects of the offer and prepare an "Estimated Net From Sale" so you are fully aware of all costs involved with this particular offer.  We will again evaluate and compare your property with those currently listed and recently sold to arrive at a current "Fair Market Value" of your real estate holding, so that you will have the ability to ascertain a reasonable counter-offer, if necessary.  Once all parties have reached a meeting of the minds and the Purchase Agreement is fully executed, we will proceed with the business at hand, the closing of the sale.

Closing Process Consultations:  There is more to selling a property than writing and negotiating an offer to purchase, difficulties arise during the closing process.  As your trusted real estate advisor, we will use best practices and daily disciplines to achieve the goal at hand.  We will put forth the time and efforts necessary to perform all tasks required in the Purchase Agreement within the time frames specified, so the sale appears seamless.  Together we will overcome any potential obstacles and we will consult with you in every aspect.
